Adaptive Reuse in Action: Church Transformed into Charter School

Branch Line School had outgrown its previous facility. Classrooms were undersized, and as an established school their geographic options were limited. We explored existing schools, churches, and commercial properties for potential conversion, but none provided the right mix of cost, space, compliance, and function.

For schools, fire code compliance is often the biggest limiting factor. Exit doors, egress windows, and sprinkler systems can become deal-breakers depending on the building’s layout. Add in the need for proper classroom space, and the number of suitable properties shrinks quickly.

Why This Property Worked

When we identified 32940 Schoolcraft Rd, Livonia View Listing, it became clear this facility checked the right boxes:

  • Existing Classroom Space – Block construction allowed classrooms to be expanded and adapted without excessive cost.

  • Layout – Travel distances from classrooms to exterior doors were short and convienient.

  • Cost-Effective Conversion – The sanctuary could be reconfigured into administrative offices without extensive renovations.

  • Gymnasium Advantage – The gym was a major plus for both student life and school programming.

  • Favorable Zoning – No prohibitive restrictions prevented the adaptive reuse.

  • Price - The cost to purchase and renovate the existing building was far cheaper than renovating a commercial property or building new. Churches are unique in the real estate world as they are usually zoned residential which limits their potential for alternative uses.

A Win for School and Community

Within this single property, Branch Line School gained room for classrooms, offices, athletics, and community events. By reimagining an underutilized church, we helped facilitate a smooth transition that kept the property serving the public good while solving a pressing space challenge for a growing school.
